It often happens during a home inspection or appraisal and can be requested by the homeowner if they suspect a problem. Extermination companies often provide pest inspection and mitigation services. A VA loan typically requires a pest inspection, unless it's a VA Streamline loan and there's no indication of a problem. Some states or counties may have exceptions.



What Does A Pest Inspection Entail?

A professional pest inspector will examine both inside and outside of your home for any type of pests that could be a danger. These pests may include, but are not limited to:

  • Cockroaches

  • Stinging insects (bees, etc.)

  • Carpenter ants

  • Rodents (various types)

  • Spiders

  • Snakes

  • Scorpions

  • Moths

  • Wood-destroying insects (depending on the location).


Structural Damage Assessment


The inspector will assess the home for damage caused by pests, such as holes in walls, damaged floorboards, and weakened siding. The source of the infestation must be eliminated and the structural damage repaired before moving forward with a loan if noted by the inspector or appraiser.

Pest Inspection Report.


The inspector will provide a report of the pests found and their location, damage done, and recommended treatments. The report will be given to the appraiser and will vary based on the state and local climate.




Treatment and Repair Guidelines


After the pests have been treated, the inspector will conduct a follow-up inspection to verify that the problem has been resolved and the structural damage repaired. The loan cannot be approved until the inspector or appraiser is satisfied with the resolution.


How Long Does A Pest Inspection Take?


A pest inspection usually takes 30 minutes to 1 hour. Time varies based on factors like search scope, house size/layout, and hard-to-access areas like attics/crawlspaces. The report also needs to be sent to your mortgage company, which may take 1-2 days. Any necessary damage repairs and follow-up inspections may extend the process, but prompt repair can help minimize time.


How Much Does A Pest Inspection Cost?


On average, a termite and pest inspection costs $100, according to HomeAdvisor. However, the price can vary based on the house size and type of inspection. You may also find a bundle deal if you have a regular home inspection with the same company.


The VA loan is the only loan type that requires a pest inspection and the buyer, seller or lender can pay for it in Alabama, Arkansas, Arizona, California, Florida, Louisiana, Mississippi, Oklahoma and Texas. In other states and D.C., the seller or lender pays for the pest inspection under a VA loan.
